A Homeowner's Guide to Chimney Maintenance
What to check on your chimney stack, flashing and pot to catch problems early and avoid water getting into your roof space.
Chimneys are one of those parts of the house that get forgotten about until something goes wrong. Sitting right at the highest point of your roof, they take a real battering from wind, rain, and frost all year round, and any weakness in the brickwork, pointing, or flashing can end up letting water into your roof space. A bit of regular attention goes a long way towards avoiding a much bigger repair job later.
Check the Brickwork and Pointing
Look at your chimney stack from ground level, or with binoculars if you can, and check the condition of the brickwork and the mortar between the bricks. Crumbling or missing pointing lets water soak into the brickwork itself, and in cold weather that trapped moisture can freeze and expand, cracking bricks from the inside. This is a slow process, so a chimney that looks fine one year can start showing cracks a couple of years later if the pointing has been left to deteriorate. Repointing when it is needed is far cheaper than rebuilding a stack that has been left too long.
Keep an Eye on the Flashing
Flashing is the material, usually lead, that seals the join between your chimney and the roof around it. It is one of the most common places for leaks to start, because it has to flex slightly with temperature changes and can lift, crack, or pull away from the brickwork over time. If you notice damp patches on a chimney breast inside the house, particularly in a loft or an upstairs bedroom, damaged flashing is often the cause. A quick visual check after any spell of strong wind is a good habit to get into.
Think About the Chimney Cap and Pot
An open or damaged chimney pot lets in more than just rain. Birds, leaves, and debris can build up inside a flue over time, and a blocked or partially blocked chimney is both a fire risk if the chimney is still in use and a place for damp to collect if it is not. A cap or cowl fitted to the top of an unused chimney can keep rain and debris out while still allowing the flue to breathe, which helps prevent damp problems building up inside the stack.
Watch for Warning Signs Inside the House
You do not always need to get up on the roof to know something is wrong. Damp patches on a chimney breast wall, a musty smell in a room with a chimney running through it, or staining on the ceiling near where the chimney passes through the loft are all signs worth investigating. Small cracks in interior plaster near a chimney breast can also point to movement in the stack outside, which is worth having checked before it becomes a bigger structural issue.
How Often to Get It Checked
An annual check is a sensible habit for most homes, ideally before winter when the chimney will be under the most strain from cold weather and, if it is in use, from regular fires. If your home has an older chimney, sits in an exposed spot, or you have noticed any of the warning signs above, it is worth having someone take a closer look sooner rather than waiting for the next scheduled check.
